What Seattle + Eastside Buyers and Sellers Are Asking
This week’s most important real estate questions, answered with local data, market context and practical guidance.
Edition of October 12, 2026
Should I accept an offer below asking or keep waiting?
Compare the offer's net proceeds and terms with the cost and uncertainty of waiting. A higher future price can leave a smaller benefit after additional ownership costs. Use current competing homes and a conservative alternative, then decide whether to accept, counter or continue marketing.
Do I still need to disclose a roof leak that was repaired?
A completed repair does not erase a leak that falls within a disclosure question's time period. Answer from your actual knowledge and explain the repair with available records. The applicable form, exceptions and any later changes need individual review.
Two lenders quoted different rates. How do I compare the offers fairly?
Match the loan amount, term, property, quote timing and lock period. Then compare upfront charges, payment and cash to close. A lower tax estimate or a rate purchased with points can make one offer look cheaper before the full comparison.

Common questions
What sellers ask Jacob first.
How do I know what my Seattle home is worth?
Automated estimates use broad data and miss condition, recent updates, and submarket shifts. Jacob prepares a property-specific analysis based on closed sales within your specific neighborhood – not a city-wide average.
When is the best time to sell in Seattle?
The right listing date depends on your preparation, competing homes, likely buyers and plans for your next move. Jacob compares recent activity in your neighborhood and price range with the cost of waiting before recommending a timeline. A calendar season alone is not a pricing strategy.
What does a listing agent in Seattle actually do?
A listing plan connects pricing, preparation, photography, marketing, offer review and negotiation. Jacob helps you decide what work is worthwhile, position the home against its competition and evaluate offers beyond the headline price. The scope of representation and communication plan should be clear before you list.
How long does it take to sell a home in Seattle?
Time to an accepted offer varies by neighborhood, property type, price range, condition, and competing inventory. Preparation and pricing help position a home, but they do not guarantee a sale within a set number of days. Jacob uses recent comparable listings and current buyer activity to discuss a realistic timeline. The period from an accepted offer to closing is separate and depends on the contract.
What does it cost to sell a home in Seattle?
Start with a property-specific net proceeds estimate that accounts for agreed compensation, closing charges, loan payoffs, preparation and any negotiated buyer credits. Jacob helps you compare scenarios before listing. Estimates can change as the sale terms and final closing figures become known.
Do I need to stage my home before selling?
Thoughtful staging helps buyers picture everyday life in a home. Furniture placement clarifies room size and purpose, while careful lighting and a cohesive presentation help the property show well in photographs and in person. Jacob recommends preparation and staging around the home’s condition, layout, competition, and your budget.
For sellers
What could your home sell for?
Not an automated estimate. A property-specific pricing analysis prepared by Jacob – based on your home’s condition, current buyer demand, and what is actually moving in your area right now.

Common questions
What buyers ask Jacob first.
How competitive is the Seattle market for buyers right now?
Competition is specific to the home, its price and the alternatives buyers can choose today. Jacob reviews comparable active and recently pending listings, time on market and price changes in your target area before discussing an offer. A Seattle-wide headline does not establish how much leverage you have on a particular property.
How much do I need for a down payment in Seattle?
Ask your lender to confirm the down payment and estimated cash needed at closing for your specific loan. Those figures depend on the program, your qualifications and the property. Jacob uses your lender-confirmed budget to help shape the search and offer strategy.
Should I buy a condo, townhome, or single-family home in Seattle?
Each comes with different HOA exposure, financing considerations, and resale dynamics. Condos and townhomes are common entry points in Seattle and Bellevue. Single-family homes hold different leverage in specific neighborhoods. Jacob walks you through the tradeoffs before you commit to a property type.
What is the difference between Seattle and the Eastside for buyers?
Compare specific neighborhoods and homes rather than assuming one side of the lake offers a single lifestyle. Seattle and Eastside choices vary in home type, outdoor space, transit access, ownership costs and daily travel. Jacob helps you test those tradeoffs against your budget and actual routine.
What should I look for in a buyer’s agent in Seattle?
Look for clear local analysis, a thoughtful offer process and candid advice about a home’s limitations. Ask how the agent evaluates comparable sales, explains contract choices and communicates during negotiations. Jacob’s approach starts with understanding your priorities and helping you make an informed decision.
I am relocating to Seattle. Where should I start?
Start with a conversation about your commute, priorities, lifestyle, and budget. Jacob has helped clients relocate from across the country and narrows down neighborhoods based on what actually matters to you, not a generic list of popular areas. Connect with Jacob to start the conversation.
