Bellevue real estate guide
Start with the kind of Bellevue home you want to own. A downtown condominium, a Lake Hills rambler, a Somerset view home and an Enatai property solve different problems. This guide connects the market evidence to the neighborhood, building and lot details that should shape your decision.

How to read this snapshot
The public summary period is three months ending August 2026. The annual comparison uses the corresponding period a year earlier. Price changes can reflect the mix of homes sold as well as underlying pricing. The displayed market-time figure is the median metric, not the separate competitive-score narrative.
A monthly city-level inventory, pending-sales, sale-to-list or price-band series is not established by these three figures. Those measures require a consistently filtered source. Unverified metrics are omitted rather than estimated. City and neighborhood boundaries can differ between providers.
What this means for Bellevue
Bellevue's median price was lower and its reported selling time longer than a year earlier in the period shown. That combination warrants more careful pricing, but it does not establish a uniform discount. Downtown condominium transactions and higher-value detached sales can change the mix. A seller should compare the strongest substitute available at the intended asking price: does it offer a more useful layout, better documented condition or a different location advantage? A buyer should separate a property that has real competition from one whose seller is still testing the market. The citywide median cannot tell you whether a particular Enatai house or downtown unit is correctly priced.
Where the comparison changes
Downtown and Old Bellevue
Compare the building as carefully as the unit. Floor, outlook, elevator access, parking rights, storage, recurring dues and planned capital work can change the ownership experience. Walk your proposed route to Main Street, Downtown Park and the station instead of assuming every downtown address offers the same access.
West Bellevue and Enatai
West Bellevue includes Enatai and other established residential pockets south of downtown. Separate direct waterfront, a water view and proximity to public waterfront access. For a larger purchase, check the usable portion of the lot, drainage, privacy from neighboring windows and the quality of any remodel. Medina and Clyde Hill are separate cities, not Bellevue neighborhoods.
Lake Hills and Crossroads
Lake Hills includes established residential streets, while Crossroads combines housing with a substantial commercial center. Compare original systems with documented upgrades, not just the kitchen finish. A practical floor plan, usable yard and manageable renovation scope may matter more to your decision than a citywide price-per-square-foot figure.
BelRed and Wilburton
These districts require a forward-looking site review. Read the current city project information, then identify what is approved, under construction and merely proposed near the property. A future improvement should not be priced as though it is already operating. Also walk the present-day route, including crossings and construction detours.
Somerset, Newport and the southern hills
A hillside setting makes driveway grade, retaining walls, drainage and how the view is experienced from the living spaces important comparison points. Do not value a view from an aerial photograph alone. Verify any view-related restrictions in the actual recorded documents.
Bridle Trails and the lake edges
Wooded or shoreline properties need a different diligence plan from a downtown condo. Understand tree constraints, access, slope, shoreline conditions and the scope of maintenance before deciding what a larger lot is worth to you.
Three Bellevue tradeoffs to price separately
A downtown building versus a detached home
Start by comparing the expenses that follow the purchase. For a downtown condo, request the current dues, what they cover, planned capital work, insurance details and the rights attached to parking and storage. For a detached home in Lake Hills or Enatai, build a separate allowance for systems and exterior maintenance. A smaller condo with a higher recurring expense and a house with near-term repair needs cannot be compared on asking price alone. Review financing with the actual property documents before deciding which choice leaves a workable reserve.
A view versus a useful site
For a Somerset or Newport-area candidate, look at the outlook from the rooms where you spend time, then inspect the driveway, stairs and usable outdoor space. For a West Bellevue candidate, compare privacy, layout and lot utility as carefully as the address. These are different benefits. Write down which one you would miss if you chose the alternative; that helps distinguish a feature worth paying for from one that merely looks impressive in photographs. Treat any proposed tree removal or future building work as a separate feasibility question.
A present-day connection versus a planning promise
In BelRed and Wilburton, put today's route and the longer-term plan in separate columns. Walk the current path to a station or regular errand, including crossings and active construction. Then check the official status of the specific improvement being discussed. An adopted framework is not a completed connection. A seller can present the verified planning context without adding an unsupported future premium; a buyer can decide whether the home already works before relying on a project that may change.

What changes with the property you own
Condominiums
Compare total monthly ownership costs and the association documents before treating a lower asking price as a saving. Review the budget, reserve study, insurance, assessments, minutes, restrictions and parking allocation with the appropriate professionals.
Detached and remodeled homes
Ask for a coherent improvement record: permits, plans, contractor information where available, and dates for major systems. A cosmetic renovation and a documented systems renovation should not automatically receive the same adjustment.
Luxury and waterfront
Use a deliberately narrow comparable set. Lot utility, water access, outlook, privacy and design can matter more than matching bedroom counts. Broaden the time window transparently when too few truly comparable sales exist.
For sellers
Build the price around the property
Start with the homes your buyer can purchase this week. Separate downtown buildings, updated detached homes and substantial renovation projects in the pricing analysis. Resolve obvious documentation questions before launch and show the property-specific advantages in photographs and video. If response is weak, distinguish a presentation issue from a price issue using actual showing feedback and competing listings.
An automated estimate cannot fully account for condition, improvements, micro-location, presentation and current buyer behavior. A local review should explain the comparisons and the assumptions.
For buyers
Decide what deserves a premium
Build two shortlists: the non-negotiable features and the items you can improve after closing. In Bellevue, trading location for a larger house can create a very different daily routine. Tour the best available substitute in another district before deciding that a property deserves a premium. Then compare inspections, financing, timing and condition together when structuring an offer.
Local decision to watch
Wilburton: an adopted framework, not a finished neighborhood
Bellevue says the council adopted the Wilburton implementation code package in June 2025 through Ordinance 6846. That is different from saying the resulting buildings, public spaces or connections are complete. When considering a nearby property, review the specific application and construction status, then separate current convenience from the longer-term planning vision. For a seller, describe verified improvements and current access rather than promising a future premium.
Try the daily routine before deciding
Use Downtown Park, Meydenbauer Bay and the Lake Hills Greenbelt as different kinds of outings, then try an ordinary errand from the homes you are considering. Sound Transit provides current 2 Line information for the Seattle, Bellevue and Redmond connection. Check station access and service alerts for your actual trip; proximity on a map is not a door-to-door travel time.

Ascend Prime Steak & Sushi
A steak and sushi restaurant on the 31st floor of Lincoln Square South. Consider it for a planned dinner after a downtown visit, and allow time to understand the building access and parking rather than treating the skyline view as a complete picture of daily life nearby.
Visit official site →Carmine's
An Italian restaurant on 102nd Avenue NE, with its own parking guidance for the Park 88 garage. Pair a visit with a walk around Old Bellevue and Downtown Park. Confirm reservations and the current parking arrangement directly before going.
Visit official site →The Roll Pod
The menu centers on kathi rolls and bowls, making this a different kind of stop from a planned sit-down dinner. Choose the Bellevue location on the operator site when checking ordering details; the business also operates in other locations.

Practical questions about Bellevue
Does the Bellevue median tell me what my home is worth?
No. It describes the homes sold in the stated period. Your pricing review should account for the neighborhood, property type, condition, usable lot, outlook and current alternatives.
Should I include Medina in a Bellevue search?
You can compare it if it fits your priorities, but keep the jurisdiction and comparable-sale boundaries explicit. Medina is a separate city.
What should I check before buying a downtown condo?
Review the building finances, insurance, reserves, upcoming work, restrictions, parking and unit-specific condition. Ask the lender to review the project early enough to address financing issues.
