Seattle + Eastside Real Estate

Find out what your Seattle home is worth.

Getting your Seattle home value right is the foundation of every good sale. An automated estimate is a starting point, but unreported improvements, condition, and property-specific differences can affect the result. Jacob reviews recent comparable sales and current competing listings to prepare a property-specific analysis at no cost and no obligation.

Put the estimate in context

A starting point. A property-specific pricing plan.

Automated estimates can incorporate public records, listing data, reported improvements, and changing market conditions. Their usefulness depends on the information available. Jacob tests the comparison set against your home’s condition, updates, layout, and current competing listings.

01

Condition and updates

Similar square footage does not mean identical condition or buyer appeal. Unreported improvements, maintenance, layout, and presentation can distinguish your home from the comparison set. Jacob reviews those differences before recommending a pricing range.

02

Submarket timing

Seattle, Kirkland, Bellevue, and Magnolia can move in different directions in the same month. Your neighborhood absorption rate matters more than a city-wide average when you are setting a price.

03

Live competition

What is on the market right now shapes what buyers will pay for your home today. That data changes weekly. Jacob tracks it actively, not from a report pulled six months ago.

What the analysis includes

A real pricing review. Not a range from a website.

Jacob’s home value analysis is built from closed sales, current competition, and a direct read on your home’s position in today’s market. You get a clear number, the reasoning behind it, and an honest picture of what to expect before you commit to anything.

Comparable sales review

Closed sales within your neighborhood filtered by relevance: condition, size, and proximity. Not just a radius on a map.

Active competition analysis

What buyers are comparing your home against right now, and where your home stands on the features that actually move price.

Net proceeds estimate

What you walk away with after commissions, closing costs, excise tax, and any expected preparation. Before you commit to anything.

Honest timing guidance

Whether now is the right time to list, or whether more preparation would meaningfully change your outcome.

Condition and improvement review

How the home’s maintenance, renovations, layout, light, outlook and presentation compare with the properties buyers will use as alternatives.

Pricing and launch scenarios

How different list-price positions may affect buyer attention, competition, market time and the seller’s likely decision points after launch.

See how a pricing review works

Illustrative process: Imagine an updated townhome being compared with three nearby sales. These are hypothetical examples, not actual listings or a valuation.

Start with the closest match

A recent sale with similar size, legal ownership, parking, condition, and location may provide the strongest starting point. Check the closing date and any available concession information before relying on the price.

Explain the differences

A second sale might have a better view or an extra parking space. A third might need repairs or face a busier street. Those differences need evidence and judgment; averaging the three prices can hide what buyers actually valued.

Test the range against today’s choices

Compare the resulting range with competing homes, price reductions, and current buyer activity. Then discuss preparation, list-price positioning, and what would prompt a review after launch.

A useful pricing review explains its assumptions and uncertainty. It is a planning tool, not a guaranteed sale price or a substitute for a lender-required appraisal.

Build the right comparison set

Area and property type change the valuation method.

A useful home value is not created by averaging every nearby sale. The comparison set should reflect how buyers actually shop. A downtown condo, a view home, a remodeled craftsman, and a newer Eastside townhome may share a ZIP code but compete against very different alternatives.

Urban core and neighborhood centers

For condos and townhomes near downtown Seattle, Bellevue, Kirkland, or a neighborhood commercial district, the strongest evidence often comes from the same building, the same development, or a tightly matched nearby project. Floor level, view, parking, storage, elevator access, dues, and association condition can outweigh raw distance.

Established residential streets

For detached homes, the immediate street and micro-area matter. Lot utility, remodel quality, bedroom placement, light, garage access, traffic exposure, tree cover, and school assignment can separate homes that appear nearly identical in public records.

Waterfront, view, and luxury homes

Scarce properties may require a longer lookback and a wider search area. Direct waterfront, shared access, dock rights, protected or partial views, privacy, architecture, renovation quality, and replacement cost need separate adjustments rather than one broad premium.

New construction and infill

New homes should be compared on builder quality, warranty, energy features, ceiling height, natural light, finish level, lot position, driveway and parking design, outdoor space, and whether incentives affected the recorded sale price.

What changes by property type

Each property type needs its own comparison logic. The cards below separate the strongest starting evidence from the adjustments that can materially change value.

01

Detached house

Best comparison set

Recent nearby sales with similar size, era, lot, condition, and buyer profile

Adjustments that matter

Renovations, layout, lot utility, garage, sewer, drainage, systems, view, and street position

02

Condominium

Best comparison set

Same building first, then closely competing buildings with similar amenities and age

Adjustments that matter

Floor, orientation, view, parking, storage, dues, reserves, assessments, rental rules, and insurance

03

Townhome

Best comparison set

Same project or nearby homes with comparable age, width, garage, and ownership structure

Adjustments that matter

End-unit position, stairs, sunlight, outdoor space, shared walls, parking, dues, and legal condo status

04

Small multifamily

Best comparison set

Comparable unit count, rents, condition, operating costs, and location

Adjustments that matter

Lease terms, vacancy, utilities, deferred maintenance, parking, zoning, and income potential

05

Land or redevelopment site

Best comparison set

Recent land sales and realistic development capacity rather than finished-home averages

Adjustments that matter

Zoning, access, utilities, critical areas, trees, demolition, permitting, setbacks, and construction feasibility

Regional city

Seattle market snapshot

Three months ending August 2026, all home types

$874,421Median sale price
-2.8%Year over year
2,220Homes sold
15 daysMedian market time

What the market is saying

Seattle’s citywide median softened year over year while homes still moved quickly. That combination points to a selective market rather than one simple citywide direction. Well-positioned homes can move fast while overpricing is exposed early.

What changes the number

  • Neighborhood and immediate street
  • Detached, townhome, condo, or co-op ownership
  • Condition, parking, outlook, and outdoor space

Eastside city

Bellevue market snapshot

Three months ending August 2026, all home types

$1,558,968Median sale price
-2.0%Year over year
427Homes sold
20 daysMedian market time

What the market is saying

Bellevue’s headline price sits well above the regional median, but its housing is not one market. Downtown towers, BelRed redevelopment, established west-side neighborhoods, and larger lots each require a different comparison set.

What changes the number

  • Building, floor, view, parking, and reserves for condos
  • Lot, renovation quality, and street position for houses
  • Neighborhood area and access to employment or transit

Eastside city

Kirkland market snapshot

Three months ending August 2026, all home types

$1,294,144Median sale price
-3.8%Year over year
375Homes sold
22 daysMedian market time

What the market is saying

Kirkland’s median declined from the prior year and market time lengthened enough to reward accurate positioning. Waterfront, downtown, view, and neighborhood homes remain too different to value from a single city average.

What changes the number

  • Waterfront rights and view quality
  • Downtown walkability or neighborhood setting
  • Lot utility, remodel level, and home era

Eastside city

Redmond market snapshot

Three months ending August 2026, all home types

$1,342,562Median sale price
+3.3%Year over year
139Homes sold
23 daysMedian market time

What the market is saying

Redmond posted annual price growth, but the number of sales was modest enough that product mix matters. Newer planned communities, older detached homes, and attached housing should not be averaged together.

What changes the number

  • Attached versus detached ownership
  • Community age, dues, and amenities
  • Transit, employment access, lot utility, and condition

Eastside city

Issaquah market snapshot

Three months ending August 2026, all home types

$1,049,306Median sale price
+2.9%Year over year
141Homes sold
22 daysMedian market time

What the market is saying

Issaquah showed annual price growth across a market that includes historic housing, hillside properties, and master-planned communities. The citywide result is useful directionally, but not as a direct pricing model.

What changes the number

  • Historic core, hillside, or planned-community setting
  • View, slope, access, and lot usability
  • Home age, dues, amenities, and renovation level

Plateau city

Sammamish market snapshot

Three months ending August 2026, all home types

$1,494,011Median sale price
-4.8%Year over year
191Homes sold
21 daysMedian market time

What the market is saying

Sammamish’s median moved lower year over year, reinforcing the importance of matching by neighborhood age, school assignment, and product type. Similar square footage can conceal meaningful differences in finish, lot, and location.

What changes the number

  • Neighborhood and school assignment
  • Lot utility, privacy, and natural setting
  • Builder, home age, renovation quality, and commute route

Island community

Mercer Island market snapshot

Three months ending August 2026, all home types

$2,313,469Median sale price
-2.3%Year over year
67Homes sold
7 daysMedian market time

What the market is saying

Mercer Island combined a high median with a small sales count and short market time. A few distinctive sales can move the headline, so the property-level review must account for scarcity and unique site attributes.

What changes the number

  • Waterfront, dock rights, and access type
  • View quality, privacy, topography, and lot utility
  • Architecture, systems, renovation quality, and replacement cost

Seattle neighborhood

Magnolia market snapshot

Three months ending August 2026, all home types

$1,259,392Median sale price
-5.0%Year over year
73Homes sold
13 daysMedian market time

What the market is saying

Magnolia’s median declined year over year while homes still sold relatively quickly. With only 73 reported sales, differences in view, bluff position, village access, lot, and renovation can have an outsized effect on the median.

What changes the number

  • Bluff, water, mountain, or territorial outlook
  • Magnolia Village access and immediate street
  • Lot utility, slope, condition, and renovation quality

Seattle neighborhood

Queen Anne market snapshot

Three months ending August 2026, all home types

$1,049,493Median sale price
-4.5%Year over year
138Homes sold
19 daysMedian market time

What the market is saying

Queen Anne’s annual median moved lower, but the neighborhood spans several distinct settings and property types. A condo near Seattle Center and a view home on the hill need different evidence.

What changes the number

  • Upper, Lower, East, or West Queen Anne
  • View, slope, parking, and street exposure
  • Historic condition, renovation quality, building, and dues

Seattle neighborhood

Beacon Hill market snapshot

Three months ending August 2026, all home types

$759,633Median sale price
+6.3%Year over year
84Homes sold
12 daysMedian market time

What the market is saying

Beacon Hill showed annual price growth and short market time, but its north, mid, and south sections offer different access, outlooks, housing eras, and buyer alternatives. Those distinctions should be visible in the comparable set.

What changes the number

  • North, Mid, or South Beacon Hill
  • Transit access, topography, view, and street exposure
  • Home era, lot, parking, condition, and redevelopment context

Seattle neighborhood

Capitol Hill market snapshot

Three months ending August 2026, all home types

$892,069Median sale price
+16.6%Year over year
87Homes sold
26 daysMedian market time

What the market is saying

Capitol Hill’s median rose sharply while market time increased. That contrast is a warning against reading the headline alone. A changing mix of condos, co-ops, townhomes, and detached homes can move the median without every property gaining equally.

What changes the number

  • Building, reserves, assessments, parking, and rental rules
  • Commercial-core access versus quieter residential streets
  • Ownership type, floor, view, condition, and outdoor space

Seattle neighborhood

Ballard market snapshot

Three months ending August 2026, all home types

$949,542Median sale price
+3.5%Year over year
161Homes sold
18 daysMedian market time

What the market is saying

Ballard posted moderate annual price growth with a broad mix of housing. Older detached homes, modern townhomes, and condominiums compete differently, so the median should be separated by product type before it informs pricing.

What changes the number

  • Detached, townhome, or condominium segment
  • Parking, outdoor space, layout, and shared walls
  • Walkability, street position, condition, and immediate competition

Seattle neighborhood

West Seattle market snapshot

Three months ending August 2026, all home types

$834,597Median sale price
-1.8%Year over year
382Homes sold
11 daysMedian market time

What the market is saying

West Seattle’s median softened slightly while typical market time remained short. Its larger sales count still covers many micro-markets, from water-oriented neighborhoods to inland residential areas and neighborhood centers.

What changes the number

  • Water, mountain, or territorial view
  • Bridge, ferry, transit, and neighborhood-center access
  • Lot position, renovation quality, parking, and housing type

Seattle neighborhood

Fremont market snapshot

Three months ending August 2026, all home types

$849,590Median sale price
-5.6%Year over year
36Homes sold
13 daysMedian market time

What the market is saying

Fremont’s reported sales count was small, so one unusual closing can influence the headline. Attached and detached ownership, immediate street context, view, parking, and proximity to neighborhood activity need to be considered individually.

What changes the number

  • Attached versus detached ownership and legal structure
  • Parking, view, outdoor space, and shared walls
  • Immediate street, walkability, condition, and nearby competition

Common questions

What sellers ask about Seattle home values.

How accurate are Zillow Zestimates in Seattle?

Zillow publishes separate accuracy data for on-market and off-market homes. Those figures describe groups of properties, not the accuracy of a particular estimate. Your review should also consider condition, unreported improvements, and current competing listings. See Zillow’s explanation and accuracy data.

How long does a home value analysis take?

Jacob typically follows up within 24 hours of receiving your address. The analysis is delivered before any conversation about listing strategy, so you have real numbers before you make any decisions.

Is there any cost or obligation?

None. The pricing analysis is complimentary. If you list with Jacob, great. If you decide to wait or go a different direction, you keep the analysis and leave with better information than you came in with.

What if I am not ready to sell yet?

That is the best time to get a valuation. It gives you a real number to plan around, and Jacob will tell you if there are specific improvements worth making before you list. No pressure to do anything now.

How is this different from an online home value estimate?

An online estimate is a starting point. Jacob’s pricing review examines recent comparable sales, current competition, and the details that distinguish your home, including condition, updates, layout, and location. You receive an explained pricing range, the evidence behind it, and the uncertainties to consider before choosing a listing strategy.

Do you provide home value analyses for condos and townhomes?

Yes. Jacob works with condos and townhomes across Seattle and the Eastside. Condo pricing requires HOA context, building financials, and active inventory comparisons that general automated tools almost always miss.

No pressure. No obligation.
