Seattle neighborhood guide
Ballard real estate: the home, the block and the daily route.
A condominium near Market Street, an attached home in Adams, and a house toward Sunset Hill can solve very different problems. Start with the space you can use, the ownership costs you will carry and the journey you will make most often. Then compare the price.

Current market evidence
A higher median does not settle the property comparison.
Redfin’s provider-defined Ballard area, all home types, for the three months ending September 2026. These are rolling-period figures, not a September-only MLS report.
- Median closed sale price
- $938,737
- Median price change versus the corresponding period last year
- +2.6%
- Median days on market
- 21 days
Source: Redfin Ballard Housing Market · Reviewed October 14, 2026. Median market time was 20 days in the matching period a year earlier. The source’s separate competitiveness narrative uses a different selling-time figure.
Jacob’s local read: Keep the comparison inside the buyer’s actual choices. A condominium with shared building expenses, a two-bedroom townhome with stacked living space and a larger detached home have different budgets and buyer pools. The aggregate median is an orientation point; layout, condition, ownership and nearby alternatives do the pricing work.
The page’s sales-count wording mixes a three-month summary with a September count, so the count is withheld here. No consistently filtered Ballard inventory, supply or property-type price-band series was available for this review. A median change can reflect the mix of homes sold and does not measure an individual home’s appreciation.
Micro-location matters
Four ways to make the Ballard search more precise.
Use these as scouting areas and decision questions. They are not four statistical subdivisions of the market snapshot, and neighborhood names do not establish legal or market-data boundaries.
Ballard Avenue and Market Street
Everyday access versus the home’s immediate setting
Start with the entrance you will actually use, then walk to the destinations that matter to you. The Sunday farmers market operates along Ballard Avenue, so a Sunday visit and an ordinary weekday can reveal different routines.
Compare street-facing and interior living areas, package delivery, guest arrival, parking rights and access to outdoor space. In the Ballard Avenue Landmark District, check the exact boundary and preservation process before budgeting exterior changes.
The 15th Avenue NW corridor
A useful bus connection versus a map label
The D Line serves Ballard on its route through Interbay and Uptown to downtown. That can be useful, but your door-to-stop walk, crossing and return trip determine whether it fits your day.
Stand in the main living space with the windows open and closed. Check the actual route from the home to the stop and the parking access. A location near a transit corridor deserves a real journey comparison, not an assumed neighborhood-wide premium.
Sunset Hill and the western edge
The outlook versus the full ownership budget
Sunset Hill Park, at 7531 34th Avenue NW, is a useful public viewpoint. A park visit can orient you to the setting; it does not establish what a candidate home sees or what rights protect its outlook.
Check the view from ordinary seated positions, the stairs and grade, drainage, retaining features and usable outdoor space. Price the home you can use today and the maintenance you can document. Future building or view-protection assumptions require separate verification.
Loyal Heights and the northern residential search
The extra room versus the route you repeat
The Loyal Heights Community Center at 2101 NW 77th Street is a local activity anchor. Verify the program you would use, then test the connection from the specific home.
When comparing an older house with an attached home nearer central Ballard, look at usable basement space, storage, the arrangement of bedrooms and major systems. A larger advertised floor area is valuable only when it supports the way you live. Keep the transit and grocery journey in the same comparison.
As the search moves toward Crown Hill or other adjacent areas, keep the provider’s geographic labels explicit. A shared ZIP code or a Ballard marketing description is not proof that two properties belong to the same statistical area.
Housing and ownership
Compare the total obligation, then the asking price.
| Home form | What makes the comparison useful | What to verify before relying on it |
|---|---|---|
| Condominium | One-level function, building access, parking and storage, alongside the monthly ownership budget. | Association budget, reserves, insurance, assessments, maintenance history, restrictions and lender requirements. Trace which expenses the dues cover. |
| Townhome or other attached home | The living and dining space delivered on each level, entry, stairs, parking and outdoor use. | Legal ownership, shared maintenance and access agreements, roof/exterior responsibility and the property-specific documents. A townhome label does not resolve those questions. |
| Detached home | The usable site, interior arrangement, improvements and future maintenance budget. | Major systems, roof, sewer, drainage, documented permits and the actual use of lower levels or added space. Do not turn an unverified future unit into present value. |
Recent reported closings show why one median cannot describe the whole choice.
| Reported home form and address | Reported size | Closed price | Closing date |
|---|---|---|---|
| Condo: 6110 24th Avenue NW #203 | 1 bedroom · 661 sq. ft. | $275,000 | October 9, 2026 |
| Townhome: 1756 NW 61st Street Unit A | 2 bedrooms · 1,230 sq. ft. | $685,000 | October 9, 2026 |
| Detached: 6702 20th Avenue NW | 4 bedrooms · 2,664 sq. ft. | $1,725,000 | October 13, 2026 |
The useful lesson is the change in the purchase itself: floor-plan function, building obligations, private space and condition. A buyer should build the payment and maintenance comparison around the relevant form. A seller should compare the homes the likely buyer could choose instead.
Current service and local change

| Current route | Useful connection to test | Property-level question |
|---|---|---|
| RapidRide D Line | Ballard through Interbay and Uptown to downtown. | Which stop, crossing and return walk would you use? |
| Route 40 | Ballard, Fremont, South Lake Union and downtown; the route also serves Crown Hill and Northgate. | How does the complete trip fit your actual destination and travel time? |
| Route 44 | Ballard through Wallingford to U District Station and the UW area. | Does the bus-to-Link transfer work better than your alternatives? |
Use the operator’s current timetable and alerts, then include the walk, wait, transfer and final approach in your comparison. A scheduled bus time is not a guaranteed door-to-door commute.
Adopted zoning and a proposed rezone are different inputs.
The city’s zoning update says Neighborhood Residential changes took effect January 21, 2026. Its separate Centers and Corridors proposal remains under review: the current city material describes a paused review related to environmental analysis. This guide assigns no adoption date to the pending package. A proposed map does not establish what can be built on a particular parcel today.
Check the exact parcel, current zoning, permit record, site constraints and the professional advice appropriate to the plan before making a purchase depend on extra units or redevelopment. Review the city’s adopted-versus-proposed update.
A useful scouting visit
Make an ordinary day part of the tour.
Begin at the candidate home
Walk its real entry and parking route. Try the grocery trip, transit stop and any necessary stairs or crossings. Repeat the journey at the time you expect to use it.
Visit central Ballard twice
Compare an ordinary weekday with a Sunday around the farmers market, whose operator lists 9 AM to 2 PM year-round. Notice how your route, guest arrival and errands would work.
Compare the western setting
Visit Sunset Hill Park and Golden Gardens, then return to the property’s own outlook and access. Beach access and an upland park experience are different routines. Golden Gardens’ 2026 beach-fire season ended September 7.
Check the activity you would actually use
Review the current Loyal Heights Community Center program before treating proximity as a benefit. Then compare the home’s usable gathering space and storage with another candidate at your budget.
Two dinner stops with different planning needs
San Fermo
The operator describes regional Italian food and dinner service beginning at 5 PM, seven nights a week. Check its current menu and reservation route when building a Ballard visit. Official site.
The Walrus and the Carpenter
This Old Ballard restaurant publishes an oyster-focused menu and first-come service. Check its current arrangements before planning the evening around it. Official site.
These are editorial examples, not rankings or paid placements. Operator information was reviewed October 14, 2026; service and availability can change.
For buyers
Choose the tradeoff you can live with.
When the second bedroom has to do more
In an attached-home search, trace the room sizes, living and dining arrangement, storage and separation between levels. Set up the gathering you want the home to accommodate in your mind. A nominal bedroom count cannot tell you whether guests, work and everyday living fit comfortably.
When one-level living matters
Compare the full entrance-to-home route, elevator access where relevant, parking rights and storage. Read the association documents and financing requirements before equating a lower purchase price with a lower total obligation.
When the view is the attraction
Look from the actual living areas and the outdoor space you would use. Separate a photographed angle from an ordinary seated view. Ask qualified professionals about site, structural and future-use questions that materially affect the decision.
When current transit is essential
Choose the working Metro route and transfer that supports the trip now. Keep an unbuilt Ballard station out of the present-day commute calculation, and compare another neighborhood if direct Link access is a priority.

For sellers
Explain the home the buyer will actually compare.
Prepare a relevant comparison set before borrowing confidence from a broad Ballard median. A unit near Market Street, an attached home with generous gathering space and a larger house toward Sunset Hill require different evidence and presentation.
- Resolve ownership questions early. Clarify legal form, shared care, association documents, parking and access rights.
- Show the useful space. Make the living and dining arrangement, storage, entry and ordinary outdoor use easy to understand.
- Document condition and improvements. Organize permits and major-system information rather than relying on finish photographs alone.
- Describe the actual location benefit. Verify the relevant route or destination; avoid an assumed transit or neighborhood premium.
- Review current alternatives at launch. Use fresh active competition and recent like-for-like closings when setting price and the response plan.
Put the Ballard context beside your actual home.
A useful valuation review explains which sales and current alternatives fit the property, which differences matter and where the assumptions remain uncertain.

What to resolve before the decision.
Does the Ballard median estimate my home’s value?
No. It describes a mixed closed-sale set for the provider’s boundary and period. Build the comparison around ownership form, size, condition, usable site, micro-location and today’s directly competing homes.
Can I plan on walking to a Ballard Link station now?
Ballard Link is not an operating service. Test current bus routes and transfers. Follow Sound Transit’s project updates separately when considering a longer ownership horizon.
Does a townhome always have low shared costs?
Check the legal ownership and actual agreements. Monthly dues, shared maintenance obligations and individual roof or exterior responsibilities can produce very different budgets. The marketing label alone cannot answer that.
Are Ballard, Adams, Sunset Hill and a ZIP code interchangeable?
Use each provider’s actual boundary. Neighborhood names, scouting areas, city planning designations and ZIP codes serve different purposes. Keep the same geography when comparing data over time.
How should I evaluate room to add another unit?
Begin with the parcel, adopted rules, permits and site-specific constraints. A proposed zoning map or listing’s future-use language is not proof that the intended project is feasible or approved.
How do I verify school assignment?
Use the district’s address lookup for the intended school year and confirm unusual boundary cases directly. Seattle Public Schools address lookup.
